US-Iran Conflict Drives Inflation Concerns, US-EU Mortgage Rates Soar Together, Housing Market Under Further Pressure

The average rate on a 30-year fixed-rate mortgage in the U.S. rose to 6.67% this week, reaching the highest level in over a year, above the 6.43% seen in early July and the 5.98% before the US-Iran conflict. The recent rise in the 10-year U.S. Treasury yield has been one of the main factors driving the increase in mortgage rates. As a result, the monthly mortgage payment for an average U.S. home has increased by nearly $150 since the beginning of the year.

In the UK, the average rate on a 5-year fixed-rate mortgage rose to 5.66% in July, marking the first month-over-month increase since April. In Germany, the 10-year fixed-rate mortgage rate increased from 3.3% in early July to 3.7% this week, while in France, the 10-year fixed-rate mortgage rate rose from 3.02% in June to 3.15% in July.

Market participants believe that the US-Iran conflict has led to a rise in oil and energy prices, exacerbating concerns about a rebound in inflation and pushing up financing costs such as U.S. Treasury yields and UK swap rates. The high rates are further dampening real estate transactions in Europe and the U.S., with the U.S. market experiencing a continued "low-rate lock-in effect" while housing agreements reached in the UK in July dropped by nearly 10% year-on-year.
